FFXIV Endwalker Will Tighten Certain Housing Rules, Increase Supply

Final Fantasy XIV’s housing program is being updated again. Director and producer Naoki Yashida explained how Endwalker’s releases will introduce a new lottery system and change a few rules. Also, Ishgard will be added to the list. The new update might offer some relief to anyone who has ever logged in to Final Fantasy XIV at 3 a.m. and been disappointed by the MMO’s housing races.

Although it was a short segment of the nearly seven-hour-long livestream, Endwalker’s housing modifications are significant for anyone still looking for a home. The most important takeaway is that the team behind the development plan is trying to even the playing field. They are removing the advantages landowners have currently in the race for new homes, and they are adding in a lottery. If you have a house already, the relocation option doesn’t allow you to skip the hidden timer and the new system. Relocating will require you to take part in these processes.

These changes are also applicable to Empyreum, a new district that opened in Ishgard, with 24 Wards, 24 subdivisions, and 1,440 plots per Server. You can’t purchase any of these when Endwalker launches. However, you can still tour them with version 6.0. The market will heat up with the changes to patch 6.1, but details of the lottery aren’t clear yet. Yoshida states that they don’t know if all wards will use it or if an allocation of plots will be made on a first come, first serve basis. No matter what they choose, there are tools in the backend that can be used to expand or reduce lottery-based wards.

Housing in the realm has been a problem since its beginnings. The system has faced problems with players who own entire neighborhoods, house flippers, and trolls. People who seek to create chaos by resetting the timers that non-homeowners have to endure are no longer able to relocate immediately. However, people selling houses and free companies look like they will be around Endwalker. But there are some caveats.

Yoshida stated that it is no longer possible to give a Free Company’s new members the leader rank. However, he didn’t define what was considered “new” in Endwalker. Free Companies used to be able to purchase land plots for free. Anyone looking to turn it around could also transfer ownership. This (sort of) ends an easy and quick exchange that sends 300 million Gil to someone to buy you a plot of land. However, if you are willing to wait, it may still work out even if the new status is lost.

  • The land devaluation timer is removed.
  • To access Empyreum, you must complete Litany of Peace.
  • To be eligible for the lottery, free companies must have at least four members.
  • To be eligible for the lottery, characters must have a level 50 job or class and a Second Lieutenant or higher in Grand Company.
  • To enter the lottery, you must deposit the entire price of the plot.
    • Clicking on the placard will reveal how many people have won the lottery.
    • Once you have made your deposit, you cannot withdraw. You can only make one entry at once.
    • You will lose your lottery winnings. Visit the housing placard for assistance.
    • You will only have a short time to claim your plot if you win the lottery by going to the placard.
    • You can be penalized 50% for not claiming your plot.
  • All Worlds share the same lottery schedule. The lottery period and land acquisition periods last several days.
